Freeman Webb self-manages communities as well as offers third-party management services. Approximately one-third of our portfolio is fee-managed, and this number is growing quickly.

Freeman Webb’s management fees are competitive in our industry. Typical management fees are 3-5%. 

Yes, Freeman Webb-managed properties typically require on-site staff with 120 units being the threshold to maximize staff at the property.  We will consider exceptions on a case-by-case basis.

All Middle Tennessee markets, as well as, Knoxville, Chattanooga, Jackson, Huntsville, AL, St Louis, MO, and Bowling Green, KY.  We manage in Tennessee, Alabama, Kentucky, Mississippi and Missouri.  We are also licensed to manage in Georgia and North Carolina.

Freeman Webb uses Yardi for accounting and property management.

Accounting, Legal, Marketing, IT, Maintenance, HR, Rehab, Compliance and Training.

Yes, we are one of the largest managers of affordable properties. Most affordable properties have an additional compliance fee of $3/unit/month.

Yes, this is one of the fastest-growing management divisions.

No, we typically do not as a rule.

Freeman Webb assists with all stages of the acquisition process including due diligence services for a nominal fee.

Yes, newly developed communities are a major part of our third-party management growth.  We can assist from concept to lease-up. 

Yes, our award-winning Rehab Specialists team can be retained separately under contract as part of our management of any asset. Rehab Specialists have an all-inclusive fee of 10-14%.
